Inspection Info

A home inspection takes approximately 3-5 hours to complete depending on the size of the property. The inspection is mostly visual, with some physical testing of the structure and materials to make sure they are safe, and we use thermal imaging to detect lack of insulation or moisture issues. At the end of the inspection, a walk through of the property is completed with each customer. We go over the deficiencies, and answer any questions regarding the report. A digital copy of the report is sent to the customer within 24 hours, which includes some of these components:

  • Structure, Siding, Trims
  • Attic, Insulation/Ventilation
  • Basement/Crawlspace
  • Garage doors, Openers, and Safety Sensors
  • Exterior, Interior of Home
  • Doors, Windows, Floors, Walls, Ceilings
  • Decks, Porches, Railing, Stairs
  • Electrical Systems
  • Plumbing Systems
  • Inspection Heating System
  • Central AC Systems
  • Kitchen
  • Grading, Drainage
  • Foundation
  • Furnaces
  • Main water shut-offs
  • Roof, Flashing, Vents, Fascia
  • Eaves, Soffits
  • Chimneys
  • Gutters, Downspouts

All these components are inspected on homes, townhomes, condos if accessible.

New Home Warranty

New construction in BC comes with a warranty guarantee. If deficiencies aren't reported before their warranty expires, you could miss out on the builders repairing their accidental omissions. A new home warranty offers an examination of your main systems, such as roofing, structure, building envelope, and interior finishing to identify defects and other problems.

Thermal Imaging

Thermal Imaging

Infrared (thermal imaging) is an advanced, non-invasive technology that allows the inspector to show homeowners things about their homes that can't be revealed using conventional inspection methods. With thermal imaging we can detect such things as:

  • Missing insulation
  • Heated floors
  • Water leaks
  • Electrical shorts
  • Heat loss on windows
